Oscar Alci is a licensed real estate broker in the State of Florida and also offers non-representative consulting services to real estate buyers and sellers. These are distinct services and are governed by separate legal agreements. You are not considered a client in any capacity until one of the following written agreements is signed:

If you wish for Oscar Alci to act as your real estate agent and legally represent your interests in the purchase of property, a Buyer Brokerage Agreement must be signed. This agreement creates a formal agent-client relationship, entitling you to representation under Florida law.

If you wish to hire Oscar Alci to list and sell your property, an Exclusive Right of Sale Listing Agreement must be signed. This establishes a brokerage relationship and includes fiduciary duties, MLS access, marketing, and negotiation services.

If you are not looking for brokerage services but want an independent second opinion or advisory support, you may sign a Consulting Agreement with Non-Representation Disclosure. Under this arrangement:

• Oscar Alci does not act as your real estate agent
   
• No fiduciary or brokerage relationship is created
   
• Oscar Alci  provides advisory services for a flat fee or hourly rate
   
• No responsibility is assumed for transaction outcomes
   

Due to Florida real estate laws and liability protections, no property-specific advice, price opinions, or transactional guidance can be given until one of the three above agreements is fully executed. This protects both parties and ensures compliance with all state regulations.

Whether acting as a broker or consultant, Oscar Alci is not liable for any financial, legal, or transactional outcomes related to real estate purchases or sales. All advice is based on current market data and best practices but is not guaranteed to result in profit, successful closings, or risk elimination.

By accessing this site or initiating contact, you confirm that:
