You start by simply sending me the address of the property you’re considering. From there, I will prepare a detailed breakdown, giving you the full picture — without any sales pressure or agenda. My role is strictly advisory.


✅ Estimated Property Value

A current market-based value based on recent comps, trends, and property condition — not just what the agent or Zillow says.

✅ Projected Property Taxes

An estimate of annual property taxes based on the county records and millage rates for that specific address.

✅ Estimated Insurance Cost

Average insurance quotes for the property type and location — including wind, flood (if applicable), and standard hazard insurance.

✅ Potential Rental Income

If you’re buying as an investor or plan to rent it later, I’ll include a projected rental range based on market comparables, seasonality, and demand.

✅ 2-Year Appreciation Forecast

A forecast based on neighborhood growth trends, historical price performance, and new developments nearby — giving you a forward-looking picture.

✅ HOA / Condo Fee Breakdown

I’ll explain:

  • If the property is part of a Homeowners Association (HOA) or a Condominium Association
     
  • What the monthly fees cover
     
  • The difference between a condo, coop, or HOA, and what that means for your ownership rights, restrictions, and resale value
     

✅ Contract Walkthrough

A plain-English breakdown of:

  • The standard Florida As-Is Residential Contract for Sale and Purchase
     
  • How contingencies, inspection periods, escrow deposits, and loan approvals work
     
  • How your money is handled from offer to close

  • Cash Deals: ~10–15 days on average
